Cardel opens four new models at Blackstone

Cardel Homes has opened four new models at Blackstone in Kanata, taking the opportunity to show off a few firsts.

Two single-family homes – the Montage and the Devonshire – are newer plans and the first time Cardel has built models of them. Also new: building one of them with no upgrades to showcase the high-end features that come included.

“People may have been discounting Cardel, thinking they couldn’t afford us,” says vice-president of sales and marketing Tanya Buckley. “This is an opportunity for them to see us in a new light.”

The other two models are part of Cardel’s condo offering at Blackstone – Kol low-rise apartments. The first of three buildings is now up, offering 12 units on three floors, meaning every unit is a corner one.

Here’s a look at the four new models at Blackstone.

The Devonshire

Type: Two-storey single
Size: 2,212 sq. ft.
Bedrooms: 4
Bathrooms: 2.5
Key features: Although not an overly large home, the Devonshire comfortably fits four bedrooms and a second-floor laundry upstairs. Two of the three secondary bedrooms even include walk-in closets. On the main floor, a flex space near the foyer can be a dining room, an office or a family room.
But the biggest draw in this home is also Cardel’s signature: a wall of glass across the back of the home and stretching up two storeys. “We’re all about natural light,” says Buckley.

Coming in from the Devonshire foyer, you get a sense of wow as the home opens up to expansive windows overlooking the stormwater pond behind the home. Yet, the feeling is still cosy.
As Buckley relaxes on the couch, she says: “I can see myself sitting here after work with a glass of wine, feet up. You want to create a sense of comfort and at the same time a sense of pride.”

There are about $40,000 in upgrades in the Devonshire, including upgraded cabinetry in the kitchen.

A monolithic fireplace surround adds a contemporary touch in the great room, balanced by the more rustic touches of the tile and the chandelier.

The Montage

Type: Two-storey single
Size: 2,020 sq. ft.
Bedrooms: 3 + bonus room
Bathrooms: 2.5
Key features: This is the model built with no upgrades to show how well a home can look with standard finishes. The generous foyer boasts a coffered ceiling, walk-in closet and peek-a-boo effect to the rest of the main floor. The open-concept plan is efficient and roomy, while upstairs bedrooms offer enough space without being too much.
“We put the square footage where you live so it allows for things like an upper floor laundry. It allows for things like bonus rooms and four bedrooms,” says Buckley.

A wall of windows keeps the Montage family room bright, while the space is anchored by a fireplace with presence even though it hasn’t been upgraded. “You can certainly have a beautiful home without spending oodles and oodles of dollars on upgrades,” Buckley notes.
Design note: The area rug is intentionally pulled away from the furniture feet even though the “rule” is to have it under the front feet. It works.

In the kitchen, cabinetry is pulled back from the wall edge for a roomier feel. There is still plenty of counter space and extra storage in the walk-in pantry.

The upstairs bonus room is a flexible – and bright – space with two entrances. It’s a great spot of lounging, entertaining or doing homework and it serves as a divider between the master suite and the other bedrooms. It can also easily be converted to a fourth bedroom if needed.

The Quartz

Type: Low-rise condo apartment
Size: 1,188-1,207 sq. ft.
Bedrooms: 2
Bathrooms: 2
Key features: The layout gives the feel of townhome living and, being a corner unit, there’s plenty of light. The open-concept kitchen/living/dining area is roomy enough for entertaining, but cosy at the same time.
A bonus in this and all the Kol floor plans is a separation between the two bedrooms, offering privacy for guests or roommates. The condos are drawing interest from downsizers, but initial purchasers have been younger. If you value a lock-and-leave lifestyle, no maintenance and one-level living, then this is the option for you, Buckley says.

The spaciousness of the units is attracting buyers, says sales rep Jennifer Ivan. “They’re almost 1,200 square feet for the most part. The location is fantastic, a mature kind of neighbourhood.”

The Quartz model is the only one that offers a second balcony off the master bedroom, an added bonus for lounging with your morning coffee. All other units feature a corner balcony accessed through the main living area.

The Diamond

Type: Low-rise condo apartment
Size: 1,192-1,209 sq. ft.
Bedrooms: 2
Bathrooms: 2
Key features: A slightly different layout than the Quartz, the Diamond is laid out with a separate hallway leading from the entrance to the main living area. “Usually, people have a preference for one or the other,” Ivan says.

Standard features and finishes include nine-foot ceilings, granite or quartz kitchen counters, six appliances, hardwood and air conditioning.

Boasting more cupboard space than some single-family homes, the Diamond makes the transition from family home to condo an easy one. And with a nine-foot-long island, there’s plenty of room for entertaining.
Kol condos come with elevators, heated underground parking and storage locker and are situated across from a park.

In the area

Commonly thought of as Kanata South although technically in Stittsville, the neighbourhood is maturing and is surrounded by plenty of amenities and services, including schools, major retailers, a three-season farmers’ market and golf courses.

It’s also close to Canadian Tire Centre, Kanata’s vibrant high-tech sector and the Ron Maslin Playhouse with a full season of live theatre. And Blackstone is bordered by the Trans Canada Trail, which has been renamed The Great Trail and is billed as the longest recreational trail in the world.
