March 2026 resale market suggests spring is around the corner

After a long, discouraging winter, the 2026 March resale market may signal that a more hopeful spring is finally on the doorstep, according to the Ottawa Real Estate Board.

With single-family homes faring the best, Realtors sold 1,075 homes last month. While that’s down almost five per cent from the same month last year, the board says in a statement that sales were better than the almost nine per cent decline in February and that the “pace of improvement has accelerated.”

By the numbers

Realtors sold 562 single-family homes, the same as last year — a good thing considering the market’s weakness over the past few years — and far ahead of February’s 358 sales.

The sale of 344 townhomes is down from last year but ahead of both 2024 and 2023.

Condo sales — just 148 last month — continued the trajectory of sharp declines that has been the case since at least 2019.

For the year to date, 2,474 homes have changed hands, a decline of almost six per cent from 2025.

Prices remained relatively stable in March, reported the board, with the average residential sale at $692,584. That was up marginally from the same month last year.

Inventory and both new and active listings grew last month but, thanks to sales performance, the board says Ottawa remains in balanced territory.

“March’s activity is a clear sign that Ottawa’s market doesn’t move in dramatic shifts,” said board president Tami Eades in her statement. “What we’re seeing is a measured, steady return to activity… We expect a more active and stable market in the months ahead.”
