July 2026 resale market stable as spring gave way to summer

The resale market showed signs of stability as spring gave way to traditionally slower summer sales, according to the Ottawa Real Estate Board. At the same time, new listings slipped a little, improving the balance between supply and sales, while overall prices stayed steady.

Realtors sold 1,325 homes last month through the board’s Multiple Listing Service (MLS). While that was down almost 13 per cent compared to June — not unexpected for the early summer market — it was considerably less than the median decrease of almost 20 per cent over the previous decade.

The resale market continues to lag the new-home sector, where the temporary HST rebate launched in the spring has spiked sales to levels unseen in years, including a new record in April.

As usual, single-family homes led last month’s resale numbers at 714, a five per cent increase over the same month last year, followed by 417 townhomes, down four per cent from July 2025, and 169 condo apartments, which continued to fall year-over-year as they’ve been doing for an extended period.

“Conditions also remained segmented geographically and by type. Absorption was generally firmer in the suburban markets, while the condominium apartment market continued to experience softer conditions, particularly in the downtown core,” said the board in its monthly report.

Prices, listings and inventory

July’s average residential price was $683,308, down 1.6 per cent from a year earlier. Combined with other data, the board concluded that prices remained broadly stable year-over-year, and that changes in the mix of properties sold influenced the lower average.

There were 2,530 new listings last month, down marginally from a year earlier. Active listings totaled 4,678, up more than nine per cent year-over-year but down six per cent from June.

Inventory remained high compared with historical trends, but the growth in supply continued to moderate.
