Combining the appeal of country estate living with the efficiency of a subdivision and all the amenities you need close by, Ottawa Valley builder BLD Homes has introduced the development of McEwen’s Mill in Carleton Place.
“You’re in the country, but it feels like you have the amenities you would in town,” says BLD marketing and sales manager Troy Brownlee. “You’re close to the water, you’re close to Ottawa, you’re closer to Kingston — it just has the best of everything here.”
McEwen’s Mill is located off Tenth Line Road in Beckwith Township, just south of the bustling town of Carleton Place and just down the road from Mississippi Lake. It will feature 60 homes along a single-access road shaped like a backwards P. Lots range from one to eight acres, with most either fully or partially treed.
BLD launched the project in December and has taken a bit of a different approach than a typical builder subdivision. Rather than having buyers choose their lot and then decide which floor plan to build on it, BLD is predetermining which homes will go on which lots and building them a few at a time before releasing them for sale. But, within that approach, they are still offering as much customization as they can.
“The sooner you can come to us, the more choice you have,” says Brownlee.
Homes are either bungalows (seven plans to choose from) or two-storey singles (three plans) and come with a three-car garage, walkout basement (on all but one lot) with rough-in for in-floor heating, triple-paned windows, water softener (and iron filter if needed), radon mitigation fan, ICF (insulated concrete form) foundation, air conditioner and generator connector.
The homes, which are Energy Star-rated or higher, range from 1,732 to 3,751 square feet, with open-concept living areas, nine-foot ceilings on both the main floor and basement level, at least three bedrooms, a main-floor office in many, quartz counters, five appliances, smooth ceilings and low-maintenance luxury vinyl tile. They start at $1.15 million.
“A lot of the features they’re putting in … that’s not normal,” notes Pat Bigras, a potential buyer who was visiting the model home at a recent open house. “They certainly seem like the quality is there.”
He and his wife, Debbie, are well-versed in the construction world, having built or renovated several homes. “The finishings and the trim … it’s been done very well,” notes Debbie Bigras.
Exteriors are a mix of stone and cement fibre board (no vinyl!) and the homes include eavestroughing, hydroseeding, a paving stone walkway and a large deck, most of which are at least partially covered.
“Each home will have a unique exterior so no two homes will be the same,” says Brownlee.
The development also has fibre internet service available to make it easy to work from home.
The first home to be finished, a three-bedroom bungalow called the Cleary, is acting as the model home until its buyers take over, with open houses scheduled on Sunday afternoons. Otherwise, this home and a nearly finished two-storey across the street are available for viewing by appointment.
The community is just south of Carleton Place, a town of more than 10,000 that offers all amenities from both boutique and big box shopping to multiple schools, restaurants, recreation, services and a hospital.
There’s easy access to Hwy. 7, with Stittsville and Kanata just 15 to 20 minutes away for those who are commuting. And for nature lovers, the multi-purpose, year-round Ottawa Valley Recreation Trail offers hiking, biking, snowmobiling and more.
