If Carleton Place is defined by its water tower, then living right next to it is where you want to be. Enter Coleman Central by Patten Homes.
Coleman Central is a new development for this long-time west-end builder that’s bookended by mature homes on one side and recent ones on the other, creating an established neighbourhood in a bustling town that maintains a small-town flair. It’s also walking distance to shopping, groceries, restaurants, parks, trails and more and just seconds to Highway 7, Highway 29 and Highway 15 for easy commuting.
“It really is convenience,” says Alyssa Stack, who is the general manager at Patten Homes. “(And) no matter where you’re going, in what direction, you’re a couple of minutes from getting on the highway.”
Located off McNeely Avenue, the development is tucked just behind the Walmart Supercentre complex and only a couple blocks from Franktown Road in the centre of town.
The homes
Coleman Central will see a mix of about 60 townhomes, bungalows and two-storey singles, stretching along a cul-de-sac that ends in a stormwater pond with walking paths. Initially, Patten has released townhome lots and three floor plans ranging from 1,662 to 2,055 square feet, with 2.5 baths and two to four bedrooms. Prices start at $579,900.
All come with open-concept layouts, a finished basement rec room, air conditioning, quartz counters, seven-inch-wide hardwood flooring, smooth ceilings, an upgraded insulation package and more. One also comes with an upstairs family room.
“Our standards speak for themselves, and the floor plans stand apart,” says sales representative Poonam Pandit. She points in particular to buyer response to the second-floor family room in the Beckwith model: “We get a lot of compliments, how it’s different and something they haven’t seen anywhere else. And a lot of people are looking for that uniqueness.”
Adds Stack: “All of our townhouses have a second-floor laundry, they all have fireplaces, the ensuites all come with tiled showers with custom glass doors. The amount of cabinetry that you get is substantial, and you still have a walk-in pantry… You look at what we have, you can quite easily move into one of our homes and not upgrade anything and have an absolutely beautiful home.”
Although Patten Homes is relatively new to homebuyers, the company has been building for more than 20 years as a division of the massive land development entity Cavanagh Group of Companies started by Thomas Cavanagh some 70 years ago, and initially kept a low profile until the company decided recently to become a bigger production builder.

Along with Coleman Central, which launched in July, Patten is currently building at Shea Village in Stittsville, Huntley Chase in Carp and Mississippi Shores, also in Carleton Place.
About Carleton Place
This booming town has become a popular destination for buyers. With more than 10,000 residents, it is large enough to attract all the amenities of a city, including several big-box retailers and its own hospital, yet maintains its rural roots. As Patten says in its marketing material, it’s small-town charm with big-city convenience.
Lower prices than you’d find in the city and easy commuting via the four-lane Highway 7, plenty of schools and recreation, boutique shopping, proximity to nature and the draw of the Mississippi River and Mississippi Lake all make living here attractive.
Colman Central is currently selling from Patten’s Shea Village sales centre in Stittsville. Initial occupancy is expected in spring 2026.
