Caivan proposes 268-unit residential addition to Barrhaven West

A proposed residential expansion in Barrhaven West would add 268 housing units as the community continues to grow south of Highway 416.

Barrhaven Conservancy Development Corporation (Caivan), has submitted a site plan control application to build a development consisting of 13 three-and-a-half-storey stacked dwelling blocks (most likely stacked townhomes) within the land known municipally as 3288 Borrisokane Rd.

The proposed project would occupy approximately 2.4 hectares west of Borrisokane Road and northwest of the intersection of Conservancy Drive and Borrisokane Road. The site is currently vacant but forms part of the larger Conservancy West Phase 5 subdivision.

According to planning documents filed with the City of Ottawa, the development would contain 268 residential units spread across 13 buildings. The project would also include 268 resident parking spaces, 27 visitor parking spaces including two accessible spaces, and 135 bicycle parking spaces.

The development is designed with buildings lining the surrounding streets, while parking areas would be located primarily within the interior of the site. Units facing public roads would feature active frontages intended to create a more pedestrian-friendly streetscape.

Residents would also have access to a communal amenity space.

While the surrounding lands remain largely undeveloped, the future of the area includes a bus rapid transit corridor, townhouses, single-detached homes and a mixed-use development block. The proposal forms part of the broader buildout of the growing Barrhaven South community.

The application does not indicate whether the units would be rental or condominium housing, nor does it identify any affordable housing component.

City staff are currently reviewing the proposal.
