Glenview Homes launches at Wateridge Village

Glenview Homes is set to become the latest builder offering homes for sale at Wateridge Village just east of downtown Ottawa.

Described as the largest chunk of undeveloped land in the core when it launched in 2016, Wateridge Village is the redevelopment of 300-plus acres that made up the former Canadian Forces Base Rockcliffe east of the Aviation Parkway and north of Montreal Road. The federal government’s real estate development arm, Canada Lands Company (CLC), was initially overseeing the project until CLC was integrated into Build Canada Homes in September to bring the federal land portfolio and expertise under one roof.

Wateridge is being built to accommodate about 9,500 residents and 5,300 homes, focusing on a vision of live/work/balance, with multiple housing types offered — including affordable housing — and multiple builders involved in its development. Mattamy Homes is the current builder at the site with Glenview joining them as of Oct. 3.

“Wateridge is an exceptional community,” says Jillian Normand, Glenview’s vice-president of land development. “It’s very vibrant; it has a lot of different housing types and forms. It’s very integrated within the surrounding context; there’s a lot of connection.”

Glenview has created a new lineup of homes for the community, designed by RJH Architecture + Planning, to address the requirements set out by CLC and the uniqueness of the opportunity to build there.

“We wanted to build (homes that are) in keeping with the overall community, not just Wateridge Village, but historical Rockcliffe,” says managing director Jake Shabinsky. “We brought in Rosaline (Hill of RJH) really to challenge us and challenge our team. It’s definitely ‘this is how Glenview wants to build in Wateridge Village,’ but she’s brought a new look and perspective and design cues that are entirely new and different, pulling from historical Rockcliffe. This is very elevated, very premium, still attainably priced the Glenview way, but this is a new design.”

The contemporary homes are a mix of rear-lane townhomes, some with walkout basements, and traditional two-storey towns, all with stone façades. The Glenview parcel is located next to the future Wing Officer Winnifred Taylor Park in the northeast corner of the site, with its rear-lane towns fronting onto it.

In the homes themselves, “there’s a lot of premium features,” says sales and marketing manager Kristy Brayton. Those include nine-foot ceilings on all floors (including the basement), smooth ceilings, a finished basement rec room, 200-amp electrical service, quartz counters throughout, a rough-in for an EV charger and a garage door opener.

The homes, which will start at $795,566 for the launch, range from 2,024 to 2,671 square feet with three to five bedrooms.

Even before launching, Glenview was already seeing interest from those looking to downsize, as well as young professionals and young families. “There’s been a lot of interest as well for people living in the area in rental or stacked (homes) that have just kind of fallen in love with the community, but need a larger home to live in,” says Shabinsky.

Pointing to the multitude of parks, pathways and green space, Brayton adds that “it’s a very family-oriented community.”

It’s also close to a lot: Parliament Hill, the Montfort Hospital, the amenities of Montreal Road, the Queensway, the Aviation and the Sir George-Étienne Cartier parkways, the Ottawa River and more, not to mention the amenities Wateridge Village itself will have. There are provisions for three schools and plenty of commercial and retail space to encourage a walkable community.

Glenview will be selling from its sales centre at The Commons in Orléans. Initial occupancy is expected to be in late 2027 or early 2028.
