Glenview Homes is set to introduce itself to buyers in Riverside South with the launch of single-family homes at Ironwood, marking the first time the builder will have active developments for sale in the east, south and west ends of Ottawa.
“We’re now able to cater to homebuyers citywide for the first time, which is fantastic,” says Glenview’s managing director, Jake Shabinsky.
Joining fellow builder Cardel Homes, which initially launched Ironwood in 2023, Glenview will build an enclave of 41 single-family homes on lots that are 34 and 38 feet wide.
“They’re buying new, but they’re moving into an established area,” Shabinsky says. “They’re not going to be living in the construction zone for very long.”
Development in Riverside South, which is just across the Rideau River from Barrhaven, began about 30 years ago. There are now more than 6,500 homes, multiple schools, established retail, commercial and service industries, parks and other recreation and, since last year, light rail transit.
“It’s a desirable part of town… proximity to the river, proximity to Manotick, the way that it’s been master planned,” says Shabinsky.

Glenview will launch April 11, releasing 11 lots that are a mix of ready-built and pre-construction and include north-facing homes — a desirable feature for some buyers, says sales and marketing manager Kristy Brayton. The homes already under construction will be ready for occupancy this fall while the pre-construction homes can be ready by the end of the year.
The homes are two-storey singles — and one bungalow design — that range from 1,561 to 3,393 square feet and two to five-plus bedrooms. They include multi-generational options.
Features include a finished basement rec room, 200-amp electrical service, quartz counters, air conditioning, nine-foot smooth ceilings on the main floor, hardwood and more.
“We’re in an environment where a lot of our competitors have begun slashing the included features in the homes in an effort to deliver a more affordable home,” says Shabinsky. “A key part of our brand offering is adding more included features in every home we build so we’re still very much sticking to our knitting and have not pulled back on the included features that we’re offering.”
Starting prices are still to be determined, but are expected in the $800,000s with a $15,000 design studio bonus and an air conditioner included.
Glenview initially expected the homes to appeal to move-up buyers, including some who had bought at the company’s award-winning Flagstaff development in nearby Barrhaven, but Shabinsky has been pleasantly surprised to find there’s also interest among first-time buyers thanks to the GST rebate recently enacted by the federal government.
“It appears a number of first-time homebuyers are looking to stretch their budget and maximize the value of that GST rebate,” he says.

Glenview will sell Ironwood from its Union West sales office in Stittsville until the Ironwood model home that’s under construction is finished this fall. The model will showcase the Hampton floor plan, a four-bedroom two-storey with loft, main-floor den or flex room, pantry and more that was introduced last year.
“There’s a really neat butler’s pantry option in this home,” says Brayton. “Instead of doing (the standard) flex room, we’ve decided to go ahead with this butler’s pantry that offers a lot of additional storage and prep space.”
