Fresh on Fernbank: Glenview launches Union West

A new player has joined the fray in bustling south Stittsville, where several builders have projects under construction off Fernbank Road near Shea Road.

Glenview Homes became the sixth builder in the area May 3 when it launched its new development called Union West.

Located just east of the intersection on the north side of Fernbank, Union West is an enclave of about 100 two-storey townhomes and singles on 30- and 36-foot lots. Among them are four new floor plans and options for multigenerational living.

“In some ways it’s like we’re coming full circle back to where we started,” says managing director Jake Shabinsky, referring to the company’s first development in nearby Kanata South, Monahan Landing, which launched in 2012.

“It’s a perfect match for us and a place where people will congregate and come together and be a community that’s obviously unique to Glenview Homes but also part of this broader Fernbank community design plan that’s been master planned for years.”

Union West is also hugged by the burgeoning Westwood development to the north and east in an area that is growing rapidly but one that also benefits from the many established amenities of the mature communities of Kanata and Stittsville around it. There is plenty of shopping — both big box and boutique — schools, green space and more; and nearby recreation includes such draws as The Great Trail, the Canadian Tire Centre and the CARDELREC Recreation Complex.

Unusually for a newly launched project, Glenview already has a fully furnished, designer-decorated model home that prospective buyers can tour. The company was able to have the model ready because it took advantage of an infill lot just down the street that already had city servicing and built the model before releasing the project.

The model is Glenview’s Reveli floor plan, which was recently introduced at The Commons in Orléans and which will also be available at Union West. The four-bedroom two-storey is one of Glenview’s multigenerational floor plan options, although the model shows the home’s standard layout with a main-floor office and oversized walk-in pantry and mud room instead.

“This plan just offers a lot of versatility,” says sales and marketing manager Kristy Brayton, noting that the home can have up to six bedrooms to meet different family types and sizes. The model does show a fifth bedroom in the basement, which is decorated as a workout space but includes a Murphy bed for guests to illustrate how it can easily be a multi-purpose space.

And as it has for many of its models in recent years, Glenview paired with the multi-award-winning design firm West of Main for the interior of the home.

“It’s a beautiful home,” says lead designer Josée Sigouin. While the home follows West of Main’s signature style of relaxed elegance, she notes that “this one is a little bit more playful and young; we did play with some colour.”

The home builds on a palette of soft and earthy neutrals mixed with shades of green, from the soft sage green kitchen cabinets and primary bedroom with its sage undertones to the deeper lime wash green of the powder room or office and even deeper green checkerboard tiles in the entryways.

“There’s a repetition throughout of that sage green, which I think would please most people.”

It was also important to create memorable moments in the home, such as the angled shelving of the built-ins in the office, wall treatments like the lime wash finishes, nursery wainscoting and wraparound “forest” wallpaper in the primary bedroom, the organic-looking pendants in the kitchen and the Murphy bed in the basement bedroom.

“Our goal is to make it memorable and inspiring,” she says. Much of the furniture, incidentally, is sourced from the West of Main Shoppe.

At the time of writing, homes at Union West started at $649,990 with initial closing dates expected in July 2026. See our development summary for details.
