$833,001: What you can get for the average price of a new-build home

The average price of a new-build home in Ottawa is sitting at $833,001, says market analyst PMA Brethour Realty Group in its latest newsletter. Interestingly, in a market that has seen prices in recent years surge in leaps and bounds — before the market collapsed in 2022, that is — that average is actually down one per cent from the same time last year, when the average price was $840,194.

While such pricing changes are certainly welcome to buyers, affordability remains an issue for many and sales to start the year are still well below the five-year average.

Here’s a sampling of what’s available at (or close to) the average price for a new-build home.
