Average price of a new build: What $837,523 gets you in the Ottawa region

The current average price of a new-build home in Ottawa is $837,523, and it offers a snapshot of what buyers can expect in today’s market.

Based on March 2026 data from industry analyst PMA Brethour Realty Group (April numbers were not available at the time of writing), the average price is virtually unchanged from a year ago when it sat at $836,340, reflecting the balance between rising costs and slower sales that continue to shape what that price delivers.

New-home sales in Ottawa have been subdued so far this year as affordability concerns continue to weigh on buyers, but they did see some help come through in the form of a federal government announcement at the end of March of an HST rebate.

While the rebate will help, it has also muddied the waters. Traditionally, new-home prices are advertised with HST included. However, following the announcement, some builders have begun displaying prices that reflect what buyers would pay after rebates are applied, making comparisons less straightforward.

At Ottawa’s current average new-home price, buyers are typically looking at detached homes — despite the fact that more affordable townhomes have proved to be the most popular type of new-build home to buy. Listings at this price point show a range of detached homes across suburban communities, with sizes, layouts and features varying widely depending on the builder and location.

Also worth noting: builders typically advertise base prices, which do not include upgrades or lot premiums. Final purchase prices can be significantly higher once those optional additional costs are factored in.

For many buyers, the biggest comparison is between new construction and resale homes. The average resale home price in Ottawa sits at $692,584, according to PMA Brethour Realty, roughly $145,000 less than the average new build.

That price gap reflects what buyers are paying for in new construction: updated design, energy efficiency, and the ability to customize finishes. But it also means buyers may need to compromise on location or home type to stay within budget.
